Thash was very helpful in processing my rental application. She is a great communicator and even did me a solid by getting the monthly rent amount lowered to match an identical unit. I very much appreciate the time and effort she put in. :)

The process of signing the lease was super easy but that seems to be the only positive at this point. I requested a week before moving in that the HVAC be serviced and filter replaced and pest control completed since home was empty for a few months prior to my move in. Move in day is today and dishwasher is full of old water and under the sink is leaking as well. Someone knew they had an issue because they left the doors open to air out under the sink. While doing walk thru I checked the ac filter and that wasn’t changed. Instead a note was on blue tape saying system needed filters for the returns which is not correct at all. Best of all it appears to have mold in the master shower. Needless to say this move in has been beyond frustrating. And the AI responses when trying to submit work orders is not helpful at all. I’m hopeful someone real instead of AI will respond or contact me at some point. Clearly the make ready individual or team doesn’t seem to really care much. If you’re thinking of renting from them, I would not recommend. If you’re thinking of hiring them to manage your property, I would highly caution you not to with what I’ve seen so far. I’d be embarrassed if someone moved into my house and had these issues on day one.

Updating this because our experience continues to be awful. All maintenance requests now go through a bot, and if you don't respond in the way it wants, you essentially get an error message. Calling the AustinVestors office also gets you a bot. Almost all the positive reviews are from them asking you to give them a 5-star review during the application process. Thash helped us during the process, and completely ignored us after any attempts to contact her after we signed the lease. I strongly advise anyone considering renting a property from them to reconsider. My partner and I moved into a new rental a couple months ago and we have had issue after issue. The unit was not move-in ready as promised. It obviously was not cleaned at all - floors were dirty, windows and blinds are covered in dust, cobwebs, and bugs. There were shelves covered in broken drywall, the dishwasher was nasty, even the toilet had not been cleaned! We had to spend more than a full day deep cleaning before we could move our stuff in. The kitchen sink and garbage disposal were leaking badly and not usable. One of the stovetop burners didn't work at all and one of the other burners electrocuted my partner while cooking. The yard was not mowed or cleaned up. The cabinets are falling apart. The particle boards inside the drawers are rotting, so there's constantly pieces flaking off. Our a/c unit would randomly stop working, and we were told it was because we had the thermostat settings wrong. Turns out the a/c was actually malfunctioning, and ended up causing a leak in our bedroom ceiling. We alerted maintenance right away, but they took days to come out so it spread significantly. The entire a/c unit had to be replaced, and they had to replace almost half our bedroom ceiling. There was a leak in a pipe outside that we didn't know about until we got a very high water bill. It was a huge pain to actually get a plumber out here because we had to deal with the maintenance bot. To top it all off, it's been very hard to actually communicate with the company. It's nearly impossible to get a hold of an actual person. We did get a replacement stove, but we were without a safe and functioning stove for over a week (the maintenance person said the grounds on the coils were worn down and had to disconnect 3/4 of them, this could've caused severe harm to someone or a fire!!!). They said they would send someone out to clean, and that never happened. Someone randomly stopped by our house to inform us they are a roofer who was hired to replaced our roof. Of course AustinVestors never communicated this to us, and we have no idea when the exact dates they'll be doing it are. We finally received rent credited back due to the place not being move in ready, however it took a lot of fighting to get them to do it. They would ignore my emails, so eventually I put in the email as an urgent maintenance request, which got them to finally respond. Ridiculous.
