I had a disappointing experience working with broker Ray. This was the first time in my life I received a message like this from an agent: "FYI, we have received multiple applications. Would you like us to submit yours at the asking price or slightly higher? It is up to you, just let us know." I liked the apartment and especially that I just moved here and really want to find a place to live before my new job, so I kind of have to offer a slightly higher price. However, a few days later, I was told: "We received multiple applications, and the owner decided to move forward with another applicant based on the order in which it was received." This was confusing and frustrating. If the decision was based on application timing, why ask people to increase their offer? It felt misleading and made the process seem unfair and opportunistic. After this, I worked with another agent to find a different apartment. That experience went smoothly and professionally — just like every other time I’ve rented. Even though there were also multiple applications, no one asked me to raise my offer. I got the place based on a fair and transparent process. If Ray’s approach is standard for him or his company — encouraging higher offers while selecting based on submission order — it wastes applicants' time and fosters an unfair rental environment. It feels like a tactic that benefits the agent while putting unnecessary pressure on tenants. Disappointed.
Property leasing is not rocket science, but Ray approaches it differently than those traditional property management companies where multiple individuals are often involved with doing a thing called a "job." Ray runs a business and provides an end-to-end service that speaks efficiency, professionalism, and responsiveness. He managed to lease my unit out with one showing and handled prospective tenants, HOA, and my requests with courtesy and results. I highly recommend him.
