When I moved in, they forced me to immediately transfer all my utilities to my name. They make me keep them connected for 3 to 5 days longer, and when they damage something, they only repair it when they feel like it. They took almost half of my deposit, which isn't fair. I wouldn't recommend them at all. I could give them zero stars, which would be ideal. When I moved in, the house was dirty, with dog hair everywhere. They charged me for a referral, and I spent 5 days in debt collection, and they charged me over $100 when I was supposed to pay. If I remember correctly, it was $25. I was waiting for this moment to give them a rating because I didn't give it to them when they wanted. They also charged me for that, which is why I left due to their poor management. I urge the property owners to change companies.
From day one, Kim has been such a pleasure to work with. She's knowledgeable, professional, and truly gifted at what she does. Throughout our experience, Kim took the time to explain things clearly and helped us understand the process every step of the way. Samantha Perez is AMAZING! She is the realtor who RPM assigned to my property, and she has truly gone above and beyond for both myself as well as for the tenant she found. We went through Real Property Management to lease out my father's house after he suffered from a major stroke. The company has made the entire process easy and with minimal stress. Kim Fleshner, the marketing manager, is amazing. She walked us through the entire process step by step, was available and answers any and all questions/concerns. If I could give zero stars, I would. My experience at University Oaks Townhomes on OST has been nothing short of distressing, not only as a tenant but as a human being concerned for my health and safety. Behind the modern finishes promoted online is a reality of serious infrastructure issues, poor management, and deeply concerning negligence. My unit tested positive for hazardous mold (Penicillium & Aspergillus), confirmed by a certified environmental inspector. Despite repeated documentation, maintenance requests, emails, certified letters, and even legal involvement management, led by Vicky Upmann, has done nothing to remediate the mold that is actively harming my health. Here’s what’s worse: I legally cannot hire a mold remediation team myself. The protocol must be requested by management or ownership. Vicky is fully aware of this and knows I am actively trying to resolve the issue — yet she refuses to initiate remediation or release me from my lease without penalty. I’ve now been left to live in an environment confirmed to be unsafe. To make matters worse, I’ve experienced blatant retaliation. The day after requesting reimbursement for the $600 mold inspection, my account was suddenly charged a fabricated $500 pet fee (plus $10/day), conveniently totaling the same amount I’m owed. I do not have a pet, and I was out of town on the date they claimed one was seen. Despite providing proof, the charge remains , and was used to reduce my rent payment, pushing me into “delinquent” status and opening the door for late fees and possible eviction. This isn’t just neglect — it’s retaliation, and financial and emotional manipulation. I now suffer daily in an uninhabitable space, where my concerns have been minimized, denied, and punished. I’ve involved the City of Houston, consulted legal support, and documented everything. Still, the mold remains. The health risks remain. And the silence from RPM and University Oaks is deafening. There are other residents with similar stories. We’re coming together to support each other and make sure the truth is not buried. I’m deeply disappointed, emotionally drained, and increasingly concerned that my experience is not just mismanagement but something more targeted. I hesitate to call it discrimination, but I can’t ignore how I’ve been treated in comparison to others. I just want safe housing, fair treatment, and accountability. Until this is resolved, I will continue to raise awareness and advocate for my right to breathe clean air in my own home. Update as of 7-6-2025, another resident of University Oaks. This resident stays in a separate building, not connected to mine at all. She has reported aggressive mold and a water leak coming from her walls. If you look at the new picture uploaded, you can see baseboards and the walls are wet. There is mold growing on top of mold. It is within the walls. Do not move here. There is harmful mold within the walls and air vents of University Oaks.
