Unfortunately Utopia Property Management is the worst property management company I’ve ever experienced. When they took over our property everything seemed great at first. Our agent was quick to communicate and get things done. Over the past year they’ve fallen so far. Here are some issues we’ve dealt with. - scheduling repair appts with the most unprofessional repair man I’ve experienced. Scheduled an appt to fix something simple. No confirmation for days before. They contacted me day of while I was running errands and told me they were instructed to move on to the next appt. Then we got a $100 missed appt fee from Utopia. They wouldn’t budge on it. - Their software system charged us rent twice in one month. We call to straighten it out. They say we’ll have to wait over 2 weeks to get a refund. I spoke to someone in charge down at their San Diego office and he said he would review it. I call back days later after not hearing from him and he blows me off, tells the office lady to tell me he’s busy and can’t talk. Never followed up. We have our bank back the charge off, then Utopia charges us $29 for a “return payment fee”. I call to straighten that out and it takes weeks for them to finally agree it was their fault and waived the fee like they were doing us a favor. THEIR software took our rent money twice and basically stated they were withholding it for two weeks before we could get it back. How does any of that make any sense? - we had a sprinkler line that was cut, assuming by the landscapers since they’re in charge of landscaping. Reported it to Utopia that every night it sprayed out a ton of water and shot all that water to the guest parking, making our guests going out to a nice wet car that dried with hard water spots. Took over 2 months for them to finally fix that. - most recently we’ve been without our dishwasher, which was included when we moved in, for going on 4 months. One day it just leaked all over the kitchen, thankfully we were home when it happened and immediately dried everything. We contact our agent and nothing. It took weeks to get someone out to look at it. The repair man stated we’d need a new dishwasher and reported back to Utopia. Since then we haven’t heard from Utopia. We attempted multiple times over the past 3 months and still have no working dishwasher. This is our current experience with Utopia Property Management and Jeanette Rodriguez. We take great care of our home, have never been late/missed rent, and are receiving absolutely horrible care from Utopia Property Management. Make sure your decision is informed.
