Our experience buying with Nest Realty was both challenging and disappointing as out-of-state buyers. Initially, our agent, Josh, provided helpful video walkthroughs, but issues arose once we pursued an office-exclusive listing within the agency. Because both the buyer and seller agents were from Nest, there was an inherent conflict of interest that left us without strong advocacy. We were advised to submit an offer that, due to our agent’s misunderstanding of the rent-back period, was more aggressive than necessary. During due diligence, when the seller did not meet parts of the agreement, we did not feel supported. Communication from the broker was unprofessional, and our agent stopped responding during a critical time. After closing, the property was left with yard waste, debris, junk in the driveway, and pet waste in violation of our SPAC agreement. When we raised this with the broker, we were told the agency’s involvement had concluded. We cannot speak to the seller’s side of the process, but as buyers we did not feel adequately represented. Future buyers should be cautious, particularly in situations where both sides of the transaction are handled within the same office.

Buyers beware. I have no doubt there are skilled and experienced agents at this company. Our experience with Jeff Goldman as Broker in Charge was perhaps an anomaly, but nonetheless buyer beware. Jeff's designated buyer's agent for us stopped taking our calls when a conflict arose with the sellers. Jeff told us this was due to his agent's anxiety. When we wanted out of a deal over a breach of seller disclosures, Jeff screamed at us that "I have two agents working on this deal, Jon!" -- which should spell out for you how this brokerage values buyers' interests in exclusive listings. Two separate local real estate attorneys have strongly encouraged us to file complaints with the North Carolina Real Estate Commission. I won't bore the public with too much screaming into the void here, other than to say: stay far, far away. There are too many other good options here. And always look up your agent's license number to see if they have the experience you need to navigate a hot market.
