Edit to add: Please heed the reviews of those who care for their property. Potential owner clients of RPM Heritage, please feel free to reach out. -- We are currently using Ben's services to manage our property while being overseas. There were a couple of things that contributed towards the need of this review. 1. Once my rental property was transitioned to Ben's office, we noted to him that we believe that someone else other than the tenant+dependents are occupying the property. He said that since it is occupied and rent is being paid, it should be none of our concern. 2. There was an incident at the rental property where the tenant's story did not match up with the photos that other neighbors have provided plus the evidence captured in the photos during this incident and also during the initial walk through photos. The owners were the ones who did the initial investigation while Ben just wanted the owners to pay for the damages and call it done for the day. The owners ended up having to pay a fee for Ben to come to the rental property and evaluate it himself because Ben was unaware of the property and community layout and the fact that the tenant's story was fabricated. 3. There is no way to contact Ben+office in the owner's portal. Ben is also not responsive via email. I have had to follow up numerous times before copying someone in the email to get any response. The owners should NOT be managing the property manager.

The company is heartless. This company would rather allow my child to be bitten by ants than properly caulk the home. Then when we caulked it to prevent pests from entering the property they charged us $200 and refused to let us pay our rent. I pleaded but the staff and manager condemned me. They didn't care about the ants coming in the home. I would let a rat stay here.

My experience with RPMH has been the best experience I’ve ever had with a property management company. Their app is very easy to use (for rent payment and maintenance requests), they are immediately responsive, and they have been super helpful in my move out process. Shout out to Ben Nguyen for being a wonderful property manager!

Ben is a very deceiving person, he will lead you to believe he is going to get one thing done and then when you follow up a week later he then tells you what he meant was X . He is extremely difficult to reach by phone and does not return calls after a 2 day wait said he hasn't checked his VM yet. He referred to a picture hanging hook left in a wall as Damage, Rented a house he managed for 2 years and I felt he was going to find a way to keep some of my deposit even though I followed the move out rules to a T. Avoid this company he will rip you Off! Pictures do no good in your defense it is a one sided process, renters are like low class in his book .Set up auto pay and he drafted my account after I turned in the keys and took a month to refund some of my deposit.

Score 651, no broken leases , no debt owed to a landlord , 4x the income ($1955 was the rental amount) and application was denied due a car that was written off As a natural disaster of $12k. The only debt showing on my credit profile. DON’T WASTE YOUR TIME or funds .
