This is by far the WORST property management company I have ever dealt with. As a homeowner in multiple cities, these people are completely unresponsive, disrespectful, and extremely slow to take care of our basic necessities, including OUR personal safety of our beautiful community. Coming from someone with a lot of experience dealing with property management companies I highly highly recommend that you steer as far away clear from this place as possible. If you want your walk-in gates to be open to any vagrant walking down the street and multiple issues that remain unresolved for weeks involving the drive -in gate and also not taking care of serious water concerns in a timely fashion then by all means go with this company. But, if you value personal safety and having your basic needs met, don’t walk but RUN away from them. Something also to note is the fact that they’re accounting system is completely disorganized. Not only myself but multiple residents have been double charge for HOA fees as well as incurred late fees due to their poor accounting. I don’t know about you but most people in this day and age can’t afford to sit on additional HOA payments and money that’s owed to us, the client, for months at a time without any resolution. They are extremely rude and disrespectful when being called out on their shortcomings and never seem available to answer a call as they’re always in training or have extended time off and simply don’t have what appears to be the necessary manpower to run a business. Please heed my warning and stay away from them. Stephanie Medina and Michelle Evans will blacklist you and refuse to answer phone calls simply because they don’t want to deal with the responsibility of making the community run smoothly. And don’t even try to get anything done in a weekend because they close all weekend. Trust me when I tell you that they are completely worthless.
Being residents at The Valencia has been an excellent experience for my family. The complex is well-maintained, secure, and beautiful. We’ve stayed in the Houston Medical Center area several times for specialty care, and twice at The Valencia. Rise Association Management Group is outstanding. Sheree McGowan and her team, Alex and Jonathan, are professional, caring, and responsive, even after hours. When my daughter had medical emergencies, Sheree personally assisted late at night and a few weeks later, she and her team helped to ensure she got to the hospital promptly. Their compassion and responsiveness went far beyond expectations. They consistently communicate well and address concerns quickly, prioritizing property quality and resident safety. I highly recommend The Valencia and Rise Association Management Group to anyone seeking a community where management truly cares.
This is about Valencia apartment complex at 1711 Old Spanish Trl, Houston. The complex is safe. The 24 hour guards and fenced property with guest parking are perfectly designed. It is convenient to Metro with few hundred steps. Gym, swimming pool and community activities are great and cheerful. Maintenance, if needed, just a call away. The inside is very clean & quiet. I am very satisfied.
Living at The Valencia feels like being part of a well-managed private community. The pool area is always spotless and relaxing, a quiet escape that genuinely feels like a perk of living here. The resident gatherings are thoughtfully planned, tasteful, and actually help neighbors connect in a comfortable, natural way. Sheree McGowan is the reason the community runs at such a high standard. Her professionalism, attention to detail, and consistent follow-through make a visible difference in daily living. She’s attentive without being intrusive and manages the property with a level of care that’s rare to find. Because of Sheree’s leadership, The Valencia feels less like a condo building and more like a place you’re proud to call home.
I had an unexpected emergency at my condo while I was out of town, and Rise Management, especially Sheree, she absolutely saved the day. Sheree stepped in with her usual professionalism, calm, and genuine care. She kept me informed every step of the way and made sure everything was handled quickly and correctly. It’s rare to find someone who consistently goes above and beyond, but Sheree does exactly that every single time. Her dedication, attention to detail, and remarkable customer service are the reason I trust Rise Management with my property. I’m truly grateful for Sheree and the entire team. They turned a stressful situation into a smooth, seamless experience.
