About

BaliNotary.com is a notary (notaris) and PPAT office in Bali for foreigners and Indonesians who need a deed drafted, a document notarized, a copy certified or an apostille issued, with every step explained in English. An Indonesian notary (notaris) does more than witness a signature. A notary drafts authentic deeds that courts, banks, the land office and government agencies accept as evidence. A PPAT is the only official who can make a land sale deed or a mortgage deed, and only a PPAT deed transfers land title. The principals of this office hold both appointments, so a company deed and a land deed can be handled in one place. Property deeds: - PPAT sale deeds (AJB) that transfer land title, with registration at the land office (BPN). - Notarized villa and land leases, extensions and recording at the land office. - Plain English explanations of SHM, HGB and Hak Pakai land certificates. Personal and company documents: - Notarized documents and certified copies: affidavits, declarations, letters of consent and copies of passports or diplomas. - Apostille for Indonesian birth, marriage and death certificates, diplomas and deeds used abroad. - Powers of attorney (surat kuasa), so someone can sign for you. - Company deeds for PT and PT PMA: establishment, changes of directors, shares and capital, and AHU filings. - Prenuptial and postnuptial agreements and wills for families and mixed marriages. A notary or PPAT must stay impartial and acts for the transaction, not for the buyer or the seller. For a property deal, property due diligence and a contract review are available before the signing appointment, so the land certificate, the seller's right to sell, zoning and permits are checked before money moves. Many matters can start while you are abroad, and often a power of attorney covers the steps. The team tells you early which steps need you in person. Send what the document or deed is for, which country or office will use it and your deadline. The first consultation is free, and you get the documents to bring and the timing before anything is signed.
