Everything seemed good. I even was doing AC repairs for Tyler on the side at his rentals. One time showed up to his personal residence and didn’t charge him for a repair. I wanted to originally post the listing for a higher price, Tyler convinced me to sell for less. I trusted his advice. About 2-3 weeks before closing I got an email from the buying agent that was meant to be sent to the buyer. I noticed the letterhead on the email was the same as my agents. I thought hmm that’s weird. Called the office and they informed me it was a dual agency deal, which is perfectly legal in Arizona. But they never disclosed this to me. No wonder they didn’t want to higher the price it’s Pennie’s on the dollar to them at that point but would have made a big difference to me. About an hour later his office calls and says there is a few more forms I have to sign. And there it is, dual agency disclosure that states he has no fiduciary responsibility to me. I wonder when they would have had me sign those papers if I never got that email by mistake. During closing perhaps? They told me if I cancelled the deal I’d owe roughly 2000$ in fees to his office. The money wasn’t really the issue but the sneakiness in which they tried to disclose the dual agency nature of the deal. They 100% had a buyer ready before they even walked into my home. Dishonest. Couldn’t even make eye contact with me during my closing, Tyler never even entered the room and walked past me with his head down the one time I did see him. Something like that should be disclosed upon the initial meeting to allow the client to decide if they are comfortable with that or at least negotiate the commission as his office made the entire 6% on the deal.

I enjoyed working with Joel. He was available for the extra questions we had, kept us updated on housing opportunities etc. I learned allot about the processes of buying a home. Through trials and even through the first house I choose, it didn't work because Joel made sure that with the help of inspections, we were saved from making a not wise decision regarding our investment.
