I had a very bad experience with Agency House & Co Property. Their communication was extremely poor and unprofessional. They took a £350 holding deposit and kept us waiting for almost one month. After all that time, they suddenly claimed that my guarantor’s income was not enough. This was something I had already clearly explained **before** they even processed the application ,that the *household income* would be over £50k including both my guarantor and his wife, not just one person earning £50k. At the beginning, they seemed helpful and even asked me to leave a review **before** I received the property. Because I trusted them, I happily left a good review at that time, which I now regret. The communication throughout the process was terrible. They never sent any document upload link to my guarantor. Later, when we checked his email properly, there was no link at all. Despite this, they called us and threatened that if documents were not uploaded by the end of the day, they would put the property back on the market (while saying they would refund the deposit). On that day, I was travelling to London, but I had to spend the whole day dealing with their calls and emails, completely ruining my travel. Eventually, they told my guarantor to email the documents directly instead. Two days later, they called again and said the guarantor had “failed” due to insufficient income, the same issue I had already explained clearly at the very start. In the end, I lost **£350**, a large amount of money that takes many days of hard work to earn. I wasted my time, my money, and still did not get the property. Please be very careful with this agency and their strategy of taking holding deposits without being clear or fair from the beginning.

When we raised our concerns about this practice while enquiring about another property, the response we received from the agent felt dismissive rather than understanding. We expected a more transparent and respectful approach to the property market — one that represents both buyers and sellers fairly. Unfortunately, this experience has left us hesitant to engage with House + Co again.
