I was the FSBO seller in a transaction where Keller Williams agent Rich King represented the buyers. During the inspection phase, I provided a fully signed four‑page Form 35R inspection response packet. On July 23, 2025, Mr. King emailed me a two‑page version of that document that omitted pages from the signed packet. His managing broker, Steve Freeman, was copied on that email containing the altered document. Washington’s real‑estate broker statute (RCW 18.86) requires brokers to act honestly, exercise reasonable skill and care, and accurately present written communications. Receiving an altered version of a signed document—and seeing that the managing broker had been included on the email—raised serious concerns for me about whether these duties were being upheld within this office. No one at Keller Williams Spokane took corrective action during the transaction, despite the managing broker being included on the email containing the altered document. Because of the seriousness of altering a signed document and the lack of supervisory response, I filed a formal complaint with the Washington State Department of Licensing regarding both the agent’s conduct and the brokerage’s supervision. I also filed a forgery report with the Spokane Police Department so they could review the altered document and the related email communications. This issue required significant time and effort to address during the transaction, and I am now preparing to pursue civil remedies for the financial impact it caused me. Based on my experience, I strongly recommend that anyone working with this office review all documents carefully and proceed with caution.

I was sold an uninhabitable home that caused me to seek medical care multiple times for a severe intestinal infection from a raw sewagebackup in my kitchen sink. I was also exposed to high levels of mold, sewer gasses and Vermin. Dawn Porter was the listing agent. She showed me the property back in Oct 2021. She said the home was on a concrete foundation, was remodeled, and had a new roof. No permits were ever issued for any of this work to include a derelict dangerous septic and waste system. I have a report from Tri County Health Director Jon Ness noting the home is uninhabitable until the septic is removed with special care along with the outhouse that was 25 ft from the house with a kitchen drain that was an open pipe into a garbage heap 20 ft away. I became seriously ill. I also have a report from septic designer Steve Schneider who concurs. Ms Porter pressured me by saying there was a full price backup up offer. She also told me the land trust could be easily removed. All false. I went on to sue the sellers who outright lied on the disclosure form in multiple places. Pend Oreille Superior Court Case #22-2-00046-26. The judge did note a serious discrepancy in the Additions and remodled part having noted NA after they put in 2 illegal bathrooms and kitchen and plumbed all the grey water lines open pipes into the dirt, or poly barrels with holes punched in them 40 ft from a fish bearing creek. I have video of the excavatikn of this system id be happy to share.I lost the case bc my ex Attorney James Bendell took me for another 100k and dropped me before trial, having failed to get any of my multiple expert reports into evidence. The " septic" was pumped and inspected by Casey McMaster of Sucess Septic noting " all systems working normal" im a 61 yo disabled Navy Vet who was made homeless within 3 weeks and violently ill. I've been unhoused mostly camping living in a tent or my truck until it was crushed in Cusick in the Colville National Forest by a 100 ft widowmaker tree while i camped 50ft away in a tent. Shame on you Dawn Porter, and shame on my realtor Russ Marks of Exit Realty Spokane, whom I never met, nor did he ever step foot on the property. He also failed to put the 2nd parcel # on the PO so it had to be refiled The auction date is February 20th. No one had my back! 221 Trask Pond Rd Newport Wa. 99156. Thanks for nothing! I do not believe this was even a legal transaction. I've been homeless for 4 years. Let that sink in.

I was connected with Keller Williams and it’s the worst mistake I’ve ever made. My agent Ethan P was the most unprofessional person I’ve ever met and made me extremely uncomfortable. Definitely do not recommend this agency.
