We booked two rooms here, then only needed 1 room, and they refused to give us a refund even though we requested cancellation for the 1 room over a week in advance. They want to keep our >$300/night payment, even though they are able to re-book the room. Don’t recommend this terrible service. If they do right by us and refund the 2nd room, we will update our review.

We had 2 nights here, and we loved it. The location is in a very charming neighborhood (Cow Bay)where locals eat, shop, etc.. Not touristy, and very convenient to get anywhere in SF via Uber or transit. The innkeeper was very nice. Owners do not hover but rather let you enjoy yourself quietly. The breakfasts are not structured (meaning they run for a few hours ) and they are delicious. (they accommodate special requests like gluten free etc.). The house is gorgeous, a lovely Edwardian place. Make sure to check out the secret back garden with a morning coffee or afternoon drink. Our room was charming, a good size, clean and quiet.

Gem of a place to stay in San Francisco! Quaint, cute, and makes you feel like you are in England. Close attention to detail, excellent service, beautiful little touches, comfortable/clean and makes you feel right at home. Loved the beautiful rose garden out back. Would highly recommend!

We stayed in the second floor front room along Union Street on a Friday and Saturday night. It was very loud with a lot of parting both on the street and somewhere behind the room. If you're a light sleeper, You may wish to take one of the back rooms. Otherwise the place, beautiful and love the staff. The garden is fantastic. And put all

Loved our week-long stay. Fantastic location in the Marina district. Comfortable, clean rooms. Chuck and Tim, our innkeepers, where terrific hosts. Felt like family.
