I want to give a huge shout-out to Hema Venkat and her team at Champions Mortgage for pulling off what can only be described as elite-level lending acrobatics. This was hands-down the most complex and time-sensitive triplex acquisition I have ever closed for an investor in the Medical Center. No small miracle. Hema’s expertise and exceptional time management allowed this investor to execute a tightly sequenced strategy: refinancing a one-year-owned triplex near UH on October 9 to access cash for a down payment, closing on a duplex in Med Center on November 1, and then successfully closing this triplex on December 12. By Q1 2026, SkyNet Properties will have all eight units under commercial lease agreements with Airbnb arbitrage operators, freeing up the investor’s debt-to-income ratio and positioning him to qualify for his next round of acquisitions. This investor’s 2025 portfolio combines durable cash flow, appreciation driven by prime location, and highly tax-efficient cost segregation strategies. By leveraging bonus depreciation provisions under the Big Beautiful Bill, the investor is able to materially reduce taxable income while preserving liquidity to scale further real estate acquisitions. I am incredibly grateful for Hema’s consistency, precision, and deep lending knowledge. Three loans completed and many more to come! This is what high-level execution looks like!
