Stuart and his MadCity Homes team was exactly what we were looking for. They did a great job. We decided to sell our house "For Sale By Owner" but we still wanted public exposure on the major websites and for realtors to see the listing on their MLS system. Stuart's flat-fee MLS listing service made that happen. He came out to the house to take pictures and review the listing paperwork. Later that afternoon, our listing was on all public sites with beautiful pictures of the house. With his flat fee listing service, we were responsible for showing the house, engaging with realtors and prospective buyers, hanging a lock box with a key on the front door for when other realtors were showing the house, negotiations, paperwork, handling written offers, and counter offers etc. I have a fair amount of experience with real estate transactions. I was comfortable navigating all of that. But it can be an overwhelming undertaking to someone who does not know what they are doing. If you do not feel comfortable handling the negotiations and paperwork yourself, Stuart and his team also have a higher flat fee option in which they will assist with paperwork / contracting / negotiations. With this option, you still handle your showings, but they help with all the legal stuff / paperwork. Beyond that, they also offer full service listing at a reduced 4% commission (2% for them and 2% for buyers agent) if you want them to handle everything (including showings). They are a local Madison area firm. They do good work at a good price. Our house sold in a day and a half once it was on the public websites. We ended up with numerous showings and two buyers got into a bidding war. We ended up selling our place for well over ask. That would not have been possible without the MLS listing Stuart helped us with.

We have been working with Caleb at Madcity Homes on the sale of our home and we truly cannot say enough good things about our experience. From the time that Caleb first came over to meet us and to see our house, we immediately felt comfortable and at ease about the entire process. I really appreciate Caleb's ability to clearly explain and educate us about things we don't know in the real estate world. Caleb is always very responsive and on top of everything. When we received competing offers on our home he provided quick and clear summaries of each offer and walked us through every step of the way. Caleb is professional, trust-worthy and truly has the best interest of his clients in mind. I was expecting the experience of selling our home to be a very stressful one and I had a lot of anxiety about it. It ended up being such a quick, smooth, and easy process and I owe that to Caleb & Madcity Homes.

We recently listed and sold our home with Stewart at Madcity Homes. Stewart had our home listed the same day he met with us at our home. He was extremely helpful in establishing the listing price by providing comparable sales in the area. He took great professional photos, and provided a great listing description along with all necessary forms. We sold with only 2 showings within 3 days of listing. Stewart also offered valuable insight and expertise. He was great to work with again because this is the second home we have sold with Stewart. He’s great at what he does, and offers great value for his very reasonable fees. I would recommend him and Madcity Homes to anyone!

I highly recommend using Madcity Homes. Caleb was very knowledgeable, professional and organized. He did an excellent job representing our property on the MLS and provided the best communication (timeliness and accuracy) I have experienced in a long time. I have experience buying and selling real estate and wanted to advertise my property on the MLS but felt I did not need to pay an agent to handle the negotiation and sale process. I was a little concerned about using a flat rate agency as I was unsure of the legitimacy/responsiveness/etc. of a non-full service agency. I was more than pleasantly surprised at the level of service, professionalism and value I received. Potential buyers were referred directly to me and I was able to manage my own sale without paying any realtor commission. Madcity offers different levels of service to meet the specific needs of their clients so If you do not have experience and need some additional support, they are still an excellent option. The next time I have a property to sell I will definitely contact Madcity Homes to handle the listing.

My review in short: The Team at Madcity Homes are honest, trustworthy, prompt and above all else guided by genuine care and concern for the client's best interest. We started working with Sheri as our Buyers Realtor in 2006.  It was a great experience and we have been loyal Madcity Homes clients since.  In total they have helped us buy 2 houses and sell 2 houses.  Sheri and Stuart have a well-deserved reputation for helping home sellers.  Just as expected both of our selling experiences were wonderful! Where they have exceeded our expectations is in the experience as home buyers represented by Sheri.  For our most recent home purchase we had very specific needs (including handicap accessible) on a tight budget for our multi-generational home.  Sheri was always on the lookout for properties that might meet our needs and also very quick to respond to us when we contacted her.  Her honesty, integrity, patience and genuine interest in our needs were always evident!  We have so many great things to say about the whole Madcity Homes’ team, and we tell everyone we know about them!
