I had a wonderful 1 night stay at The Frances Inn. It was the perfect mini getaway: the bed/ pillows/ linens were all super comfy, the room was quiet and had everything one would need for a great stay :) The coffee machine in the nearby community area allowed me to make a delightful latte with oat milk and raw sugar, perfect way to starty the day! There are numerous restaurant/food options within walking distance, along with shopping, parks, etc. I highly recommend this place!

This was our first time staying here but definitely won't be the last. We loved everything about it. The owner Vicki was so welcoming and down to earth. Truly felt like a piece of old Austin has been preserved here. The room was beautiful amd well decorated and the common area was welcoming and comfortable. Several good restaurants within walking distance and, while on-site parking is limited, we had no trouble finding street parking close by when a space wasn't available in back. Again, this was a great experience amd we can't wait to return!

My husband and I enjoyed a night at The Frances Modern Inn this past weekend. Everything was absolutely delightful with so many special touches making our stay even more special. We stayed in room #4 (highly recommend) which was beautifully decorated. You definitely need to check out the rooftop terrace - great views of the city! The staff was so warm and welcoming. We’re already looking forward to our next visit.

We had a wonderful stay at the Frances Residential Inn. The room was beautifully and thoughtfully curated—every detail felt intentional and unique. The bed and pillows were incredibly comfortable, making it easy to truly relax. The location is perfectly centralized, which made getting around Austin effortless. And the restaurant downstairs was absolutely delicious—such a treat to have such great food right below us. We’d happily stay here again and highly recommend it to anyone visiting Austin.

We really loved staying at the Frances! The room was beautiful, clean, comfortable, and we had no issues with noise even though our balcony was above a busy street. I really appreciated the unique design touches like vintage wine glasses and rugs. The fluffy robes were a nice touch too. The open-air patios were great and we loooooved the complimentary espresso and sparkling water. The rooftop patio was beautiful, visiting from the rainy pacific northwest we got a kick out of lounging in the sun on the rooftop in November :). The location is perfect, it's walkable to 6th street and there are some nice restaurants and shops within a few blocks. Communication was great. We will definitely stay here again!
